Terms

Simple terms, set out up front.

These are the headline terms for showrooms and exhibitors. The full terms are set out in each licence and introduction agreement.

Showroom seeking Share · Brand seeking Showroom

Sharing an existing Clerkenwell showroom

Parties

The showroom (the host brand that holds the lease) and each exhibitor. CS Property introduces them and is not a party to the lease.

Agreement

A licence to occupy between the host brand and the exhibitor. The host brand remains the tenant and the ratepayer.

Minimum term

Suggested minimum 2 years

How space is shared

Either a defined floor space for the exhibitor, or its products blended in with the host brand's existing furniture, as the two agree.

Share of costs

A proportional share of the whole building's costs, set by the host brand and agreed with the exhibitor. Typically £50–70k a year for the exhibitor.

CS One Off Fee

5% of the first year's licence rent, charged to each side. Charged once. No fee in later years.

Both sides pay

CS Property is paid by the host brand and by the exhibitor. Both are told this in writing before they sign.

The host's lease

The host brand's lease must allow sharing occupation. Where the landlord's consent is needed, the host brand obtains it before an exhibitor moves in.

Choice

The host brand chooses which brands to accept. We introduce one brand per product category.

These headline terms are a summary for discussion and are not an offer. Final terms are set out in each signed agreement.
