Tenants Guide - 2026
A shared space requires the commitment of all users. Please read and follow the guide.
Building Usage
No 5 Albemarle Way operates as a multi-brand Showroom for contract interiors manufacturers.
The building functions as a; Showcase for Furniture, Meetings, Client Entertainment, Office.
All shared activities are organised via the Whats App group by the Principal Tenants.
It is the responsibility of the Tenants to keep the building in a presentable condition at all times.
Principal Tenants take full responsibility for visitors , suppliers or sub-tenants while in the building.
Outdoor entertaining must respect the upper residential aspect of the building such that noise and disturbances should be minimised. IE. Evening activities kept to Monday to Friday and run lo later than 8pm. Weekends to be kept clear for cleaners.
Entering and Closing
Opening: Required lights need to be turned on, the door to the kitchen needs to be opened with a magnet stop.
Closing: All lights need to be turned off, the doors shut, especially the fire safety ones (Rear Courtyard Room, Rear Garden Room and Kitchen) and the doors and windows securely locked. The front door must have the deadlock engaged.
Security, Cameras and Control Monitors
The main entrance door must be kept closed at all times.
The building has 3 CCTVs, one is outside the front of the building, monitoring the pavement and the front entrance, one is in reception and one at the back of the building. They track and record all human movement.
Kitchen
Each tenant is to wash their own cups/cutlery/plates after use.
Toilets / Shower
Users should leave the area clean and tidy. Spare paper and cleaners are in the basement cabinets.
Cleaning Services
A professional cleaning company provides office cleaners - who visit every weekend.
We receive quarterly reports on quality and hours worked.
Cleaning is done during the weekends to cause minimal disruption.
Interior Spaces
Floors are vacuumed and mopped every week
Windows and surfaces are dusted every week
Kitchen surfaces are cleaned and waste is emptied weekly
Toilets are cleaned and bleach disinfected
Waste paper bins are emptied to a single bag
Exterior Spaces
The outdoor area is maintained on a seasonal basis
The patio and terrace is cleaned on a monthly basis
The front windows are cleaned by the cleaner on a monthly basis
The glass balustrades on the terrace and atrium windows are cleaned bi-monthly.
Waste and Recycling
The Rubbish and Recycling is taken by First Mile and the agreed collection days are Fridays 6:00 pm; the waste needs to be disposed of in First Mile branded bags for general waste recycling.
The waste needs to be left between 5:50 and 6:00 pm by the red phone booth at the end of Albemarle Way, facing the main road.
Note: Palleted goods, large boxes, industrial waste or furniture and equipment must be responsibly disposed of by the Tenant.
Mail and Deliveries
Normal post and small deliveries will be kept in reception for the Tenants to collect.
Larger deliveries should be co-ordinated with the principal Tenant to ensure that:
- they are present to receive and sign for goods
- can assist in carrying items into their space and remove packing
- do not inconvenience others
In the rare circumstances that a delivery is made to the building and the correct person is not present - we will try to alert the Tenant to the delivery and advise the courier on next steps.
Broadband
G.Network is the shared (not technically supported) fibre broadband service for all to use. In the event of service outage, we will notify tenants via the Whats App group. For tenants who’s business need supported wifi we recommend that you have a dedicated line.
Storage Policy
Each company can store their belongings in their own spaces, while the rest of the building is for common use and should be kept tidy and clear of any clutter at all times, in order to ensure the high level of presentation at all times.
Smoking/vaping Policy
Smoking/vaping is not permitted in the building or common areas at any time.
Anyone wishing to smoke/vape, may use the street or during events the rear terrace.
Sand-filled ashtrays will be provided for use on rear terrace during client events.
Tenants and Keyholders
Principal Tenants have a rental contract with the property owner and are entrusted with a set of keys to the building allowing for 24hr access.
Secondary Tenants, Consultants or Suppliers that are entrusted with keys will be required to provide:
- Proof of identity.
- Proof of address and contact details.
- Signed agreement to follow house rules with regard to access and general use of the building.
